TERMS AND CONDITIONS

YOUR BOOKING: A deposit of £100/$200 per week, non refundable is, required to secure your booking; this is to be sent with the completed booking form. After making a reservation with us, the party leader must complete our booking form and sign on behalf of all members of the party that these booking conditions together with our general information have been read and accepted. The booking/dates do not become secure in your name until both the booking form and cheque have been received and all monies cleared.  Confirmation of your booking along with an invoice for the balance will be sent to you as soon as possible.  The balance of your holiday booking will then become payable 8 weeks before departure.  Bookings within 8 weeks of departure require immediate full payment. The accommodation is booked solely for the use of the guests named on the booking form. Due to State fire regulations in Florida, the maximum occupancy as advised by us must not be exceeded.

SECURITY DEPOSIT: A security deposit of £150/$300 will be required when the final balance is due or with full payment if booking 8 weeks before arrival.  This will normally be refunded within 1 month of your return subject to confirmation from our management company that there is no loss or damage and the villa with its contents are in the same condition as on your arrival. The amount of the security deposit does not limit your liability and if you or any of your party causes damage or loss which is greater than the security deposit held, you will be invoiced and held accountable for any bills to repair the said damage or loss. We understand that accidents do happen, but we do ask that you inform our Management Company for any defects or breakages as soon as possible and pay for the repair or replacement so that neither you nor the guests following on are inconvenienced.  It is recommended that you take a £20/$40 House Damage Waiver for accidental cover up to $1000.  This will be stated in the booking form.

PRICE GUARANTEE: All prices are subject to change without notice. Rentals paid for IN FULL at the time of booking will not be subject to any increase or surcharge.

USE OF THE VILLA: You have use of the property including all utilities except pool heating, for which a supplement is payable. Calls made within the USA, Canada and Puerto Rico are free and there is high speed internet wireless connection for your use. The property will be cleaned before your arrival and after your stay. Maid service however is not usual in Florida private homes and it's therefore up to you to keep the property clean and to change and wash bed linen and towels (which are supplied) during your stay. Your holiday home is available from 4.00PM local time on the day of your arrival. We ask that you vacate the property by 11.00AM on the day of your departure, leaving it in a tidy condition to enable our cleaners to prepare for our newly arriving guests. In the event of checking out later than this time without prior authority of the owner/management company a charge will be made for one day's rental on a pro-rata basis.. All rentals are inclusive of electricity, water and local taxes. This is a non smoking villa, smoking is not permitted in this villa, and any persons who smoke in the villa or around the pool area shall forfeit their security deposit and will be liable for any damages/odours caused due to smoking in the villa or pool area. All accommodation and community facilities are booked exclusively for the named person on the booking form.  No Pets/animals allowed. 

CLIMATE:  Florida has a tropical climate, which is ideal for both humans and pests.  These are not an unusual occurrence and, for this reason, our home has a monthly pest control programme.  To help eliminate these uninvited guests we recommend that all windows and doors remain shut at all times and that all opened food is stored in the refrigerator provided.  If you become aware of a pest problem inside the house you must inform our management company immediately so that the appropriate treatment can be initiated.

CANCELLATION: If you wish to cancel your booking within 4 weeks of arrival, your money will not be refunded. In the event that you cancel your booking the following charges will apply:

9-12 weeks inclusive 20%% of rental costs
5-8 weeks 50% of rental costs
Less than 5 weeks 100% of rental costs
The person who made the booking must confirm all cancellations in writing. We will be pleased to provide proof of payment for a booking for the purpose of an insurance claim. Any changes to a booking once received will incur an administration fee of £25.

FORCE MAJEURE:  No liability can be accepted for events, which are 'force majeure'. These include, but are not limited to war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions or other events outside our control. The owners will not accept liability for loss of main services, such as electricity or water supplies or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor for any actions taken in the vicinity of the property by an authority over which the owner has no control.

LIABILITY: We accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the home or swimming pool, or for any loss or damage howsoever caused to any property brought to the premises.

IN CASE OF COMPLAINT:  While we hope that you may not have any complaints about the holiday home we offer, occasionally things do go wrong. If you have a problem during your stay, you must inform our Management Company immediately who will endeavour to rectify the matter. We will not accept liability for any dissatisfaction or other complaint not reported to the local managing agent during your stay whose details will be supplied to you at the time of booking.

SAFETY   it is vital that you have adequate comprehensive insurance cover for you and all members of your party. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. No responsibility is accepted for any death, illness or loss or damage to property and/or motor vehicles howsoever caused. Use of the swimming pool is at the guest’s own risk and we specifically request the supervision of children at all times whilst in the pool area. Guests must also exercise care on wet surfaces and tiled areas.

DEPARTURE DOCUMENTATION:  Approximately 30 days before arrival, we will send you details, giving directions to your vacation home and information on key collection. Where keys are provided in a 'lock box' facility you will be given a security code for this. The security code will be needed in order to allow you to access the security box, which holds the keys to your home. The security box is easy to access and can be found at the entrance to the property
